2. Market your property.

3. Residents must pass our 9-point screening system.
- We thoroughly screen all our residents, including verifying current and previous rental history, current employment, and more.
4. Prepare the lease and legal documents.
- Our attorneys review all our legal documents to make sure we are using the most current legal documents, protecting you and Management One Riverside from possible litigation.
5. Collect the rent and security deposit.
- Rent is due the 1st and delinquent on the 5th. Should the resident be late, we serve a 3-Day notice on the 6th. Then we keep you informed until they pay. Security deposits are held in a non-interest-bearing trust account until the resident moves out.
6. Maintenance repairs with fixed pricing and no markup to Management One.
- We have fixed pricing on over 600 items in a property that contractors agree to before doing work your property. This reduces your repair cost significantly, and with our established relationship with our licensed, bond, and insured vendors, you can be sure to get the best pricing and quality work to protect your property.
7. Inspect the exterior monthly with a photo you can view on your phone.
- Monthly inspection and photo of your home's exterior to ensure the resident maintains the property per their lease agreement. If there is a violation, you will be notified with a photo via e-mail before and after. This service keeps your property in top condition so your property value will continue to increase in value.
8. Annual inspections of the interior and exterior.
- We send you up to a 20-page report with photos of the inside and outside of your property, along with recommendations annually. The inspection is based on when the resident’s lease renews. Knowing the condition of the home is critical to deciding if the resident is eligible for a renewal.
9. Evict the resident if necessary, and Management One pays for it.
- In the unlikely event that a resident needs to be removed from your home we will pay for the eviction and coordinate the process up to $2000 with our full-service plan. However, our eviction rate is less than ½ of 1% on the thousands of properties we’ve managed.
